Do you have limited space in your home? If you need some extra space, consider converting the garage into a functional room instead of allowing it to fill up with extra boxes and clutter you don’t need. Converting the garage into functional space requires some planning. Certain modifications to a garage must comply with the standards set forth by the city. If you have a limited budget for a garage transformation, it is important to first meet with a variety of contractors to discuss your options.
Using the Space
The first task you need to complete is figuring out how you want to use the space. Would you like to make the room into a den, guest bedroom, weight room, spa room, home movie theatre, office, photography room, artist’s studio, recording studio, or rental unit? Figuring out how you plan on using the space is important for obtaining the correct permit from the city, and ensuring that you can meet all the requirements.
If you want to make the space into a rental unit, you will need to install a number of elements in the room, such as creating a separate entrance. This conversion only works on larger garage spaces. Creating a spare rental unit can work out nicely if you have an aging loved one who needs to move in with you. There can be issues with adding drainage lines when you choose to include a toilet, shower, and sink. It is important that you find out the costs of adding these items, and whether you have the space. Additional costs include adding insulation and heating to the room, along with electrical wiring.
The second task you must complete is working with a contractor to find out how much your garage renovation will cost. Creating a spare room without any plumbing is by far the cheapest option. This allows the space to be converted into an office, bedroom, weight room, or other basic room renovation. You will need to include additional foundation support for the new wall that will take over the garage door. On average, homeowners pay at least $4,000 or more for the materials and labor costs of a garage renovation. If you choose to make the room into a home entertainment room equipped with the latest technology, plan on spending at least $5,000 or more. Take a look at your mortgage loan, and consider taking on a second loan or line of credit on the home to pay for the garage renovation. It is a home investment and it converts to livable space in the home, making it a smart investment.
Depending upon the type of renovation you want to create, you may need permission from the city before getting started. For example, if you are planning to make the garage into a rental unit, then you will need to first check with the city. They usually have standards pertaining to parking needs along with the space requirements and other details related to renting an apartment. If you are planning to use the room as an office (not a home office), then you will need to check-in with the city for permission to operate a business from your home.
